The Mortgage Journey

Steps to move-in

  1. Step 1: Get mortgage ready

Look at your budget, gather your documents and talk through your plans with a participating Credit Union.

  2. Step 2: Approval in principle

Your Credit Union reviews your application. If successful, approval in principle gives you an indication of what you could borrow.

  3. Step 3: Loan offer

Once you’re sale agreed, your Credit Union completes its checks and, if approved, issues your formal loan offer.

  4. Step 4: Close

Your solicitor handles the contracts, arranges the mortgage drawdown and completes the purchase.

  5. Step 5: Move in

Collect the keys, bring in the boxes and start making your new place feel like home, one room at a time.

First time buyer FAQs

Who can qualify as a first time buyer?

For mortgage lending purposes, you’re generally a first-time buyer if you have never had a mortgage or other housing loan, either on your own or with someone else, in Ireland or abroad.

If you’re applying with another person, you must both meet the first-time buyer criteria.

You may also qualify under “fresh start” rules following divorce, separation, bankruptcy or insolvency, provided you no longer have an ownership interest in your previous property.

If you have inherited or been gifted a property, you may still qualify if you have never had a housing loan.

How much can I borrow?

First-time buyers can typically borrow up to 4 times their gross annual income, or joint income if there are two of you, and up to 90% of the property’s value. You’ll need the balance of the purchase price as a deposit, so if you borrow 90% you’ll need a 10% deposit. All lending is subject to affordability and lending criteria.

What rate types can I choose from?

Your mortgage advisor can explain the different rate types to you to help you choose what’s best for you. We offer fixed and variable rate options.

Variable rates can increase or decrease over time which means your repayment can go up or down.

Fixed rates stay the same over the fixed period, meaning your repayments don’t change during the fixed period either.

You can borrow up to 3.5 times your income, or joint income if there are two of you, subject to affordability and lending criteria.
